Colourful apartment lobby

Lobby refurbishments are typically fraught with conservatisms and restrictions to try to win over the majority of owners when it comes to colour. Throw into this challenge the sensitivities of a collective Executive Committee's desire to all agree and you have the joys of strata project management and design!

This project was a typical underwhelming residential interior of a modern lobby built in 2010 with 41 units. The challenge was to completely transform and reinvigorate it plus project manage and coordinate all trades with the usual budget constraints. The existing condition of the lobby area was obviously dated and tired and all surfaces required a major update with tactile and interesting surfaces and coatings to carry it into a new decade.

Providing robustness and longevity within a high traffic and busy area prone to daily marking and damage is always a challenge on these types of projects. Detailed consideration of the best performing product choice is just as important as colour selection. Resene SpaceCote Low Sheen provides superior robustness and cleaning properties ideal for lift and lobby area board walls and surrounds.

Refurbished lobby

Adding fun intensity in the form of Resene FX Metallic Gold Dust provides glamour and elegance on a feature wall excellent for capturing directional light and shimmering 'bling'.

Employing a textured coating for some extra visual impact on another feature wall by using Resene Sandtex Mediterranean effect provided another interesting decision. This product provided a very fine layer of sand like film build particles reminiscent of a fine render coating. This was then topcoated with Resene SpaceCote Low Sheen in Resene Coast to allow the coating to be easily cleaned even though dimensional to touch on the basecoat.

The rich golden metallic tone and deep rich navy combination feature walls really pop in the space sitting alongside the clean crispness of Resene Alabaster, an ever popular modern white that complements most colours and helps unify the palette.

The beautiful harmony of colours of the applied painted finishes that strategically draw inspiration from the unique brushstrokes of the hand painted artwork add another focal point that has transformed this space.
